Job Description:

Our client is looking for an experienced and proactive STR Operations Manager to oversee daily operations. You will help improve bookings, revenue, and overall property performance.

This position requires you to understand the short-term rental industry, take initiative, and work independently. A major focus for 2027 will be growing direct bookings, optimizing listings, and maximizing revenue.

 

Responsibilities of the role:

• Oversee reservations, guest communications, calendars, and daily property operations.

• Coordinate with cleaners, maintenance teams, and property contacts.

• Manage booking platforms, guest issues, reviews, and operational workflows.

• Maintain organized systems, deadlines, and reporting.

• Manage dynamic pricing using PriceLabs or similar software.

• Monitor occupancy, seasonal demand, booking trends, and competitor rates.

• Develop strategies to maximize revenue while protecting peak-season pricing.

• Identify booking gaps and opportunities to improve performance.

• Optimize Airbnb, Booking.com, and direct-booking listings for visibility and conversions.

• Create compelling descriptions that tell the story behind each property and sell the experience.

• Improve listing titles, photo sequencing, descriptions, and overall presentation.

• Research competitors and identify opportunities to stand out.

• Help develop strategies to increase direct bookings through the website in 2027.

• Work closely with the marketing manager on promotions, campaigns, and booking opportunities.

• Identify ways to improve website conversions, repeat bookings, and guest retention.

• Recommend initiatives to increase occupancy and revenue.

• Manage the property management system and booking channels.

• Maintain efficient workflows, automation, and task management.

 

Required Experience and Qualifications:

• 2+ years of experience in short-term rental or vacation rental management preferred.

• Strong understanding of short-term rental operations, property management software platforms, and revenue management.

• Experience with dynamic pricing and listing optimization.

• Excellent written English with strong creative storytelling skills.

• Knowledge of direct-booking strategies and vacation rental marketing.

 

Preferred Skills:

• Experience with PriceLabs, Squarespace, and Monday.com.

• HappyGuest experience is a bonus.

 

Personality:

• Highly organized, analytical, proactive, and able to work independently.

• Strong communication and problem-solving skills.

• Able to think beyond the daily task list and take ownership of operations.
